Scott MacLean joined Senior Family Lifestyles and United Management Services in December of 1996 as the Director of Operations and Marketing. I began working with Scott in July of 1998.  As Vice President and President of Senior Family Lifestyles, I worked closely with Scott on a regular basis.

From 1996 - 2001, Scott was instrumental in the development, fill-up and management of 14 senior housing properties in six states. By May of 2002, Scott's marketing and sales leadership enabled the organization's ten remaining properties to achieve a consolidated 92% occupancy. Through this unique experience, Scott perfected and enhanced his professional skills to include:

  • A unique ability to accurately analyze a senior housing market

  • Review the strengths and weaknesses of a particular senior housing property and develop an effective marketing and sales strategy

  • Develop and implement effective revenue growth strategies

  • Guide the daily operations of multiple senior housing properties

  • Provide effective and creative sales training

  • Coordinate a sales and marketing turn around strategy for troubled properties

  • Develop and implement a multi-state/multi-facility marketing and sales program

  • Consult on marketing and operations related issues during all phases of a facility lifecycle. This includes development and planning, pre-opening, opening, fill-up and stabilization.

  • Develop market feasibility studies for new and existing properties

  • Simultaneously lead multiple senior housing projects through a fill up phase

In late 2001, Scott was promoted to Vice President of Senior Family Lifestyles. In this role he was responsible for leading the operating and marketing efforts of two Regional Directors and two facility support staff. In this role, Scott was able to apply his fourteen plus years of operations and marketing experience in the senior housing industry.

I have known Scott to be a man of great professional and personal character. He has a passion for the senior housing industry and the well being of those it serves. Community Church of Greenwood recently completed a feasibility study on the possibility of establishing an Assisted Living Ministry for the elderly from the church and surrounding community.  A committee was established by the Elders to investigate this issue and report the results.

Lacking internal experience and available expertise in this field, Scott MacLean of SeniorLife Solutions was engaged as an expert consultant to provide an assessment of the local demand and to determine if the ministry could be financially self-supporting.

Scott completed and presented to the committee a very comprehensive market analysis including service area definition, local demographic trends, site analysis, competitive analysis, key person interviews with local officials, a church constituent survey, demand analysis, and recommendations of facility size, mix and price points. The report was clear, logical, and professional in format and presentation.

Based on the market survey results and our confidence in Scott's experience in operating assisted living facilities, he was engaged to prepare a financial feasibility study. The study was completed and reported to the committee, and included a project cost summary, occupancy fill-up schedule, apartment rental rates, staffing projections and schedule, detailed financial projections for years one and two, and summary projections for years three through five. The report also provided key financial indicators for each month with a comparison to industry standards.

The two reports were forwarded to an investment-banking firm for initial funding discussions. They commented that it "was one of the best business plan packages they had reviewed."

Scott is a mature, experienced, pragmatic professional and his product is excellent. I found him to be accessible with minimal delay, even when he was engaged with other clients. He was patient, gracious, and understanding in dealing with an inexperienced, volunteer committee. The cost of his services was well worth the investment, and I recommend him with high confidence to those interested in the independent and assisted living field.

Hello, I am the administrator of a 56 unit assisted living facility which opened in August of 1998. I am the director of an assisted living in Northwest Indiana. I had many ideas and programs I wanted to start, but was not sure how to go about implementing them.

Scott helped me develop a clear focused plan to get started. His expertise in marketing helped me decide on which marketing approaches I wanted to take. His experience in senior marketing was just what I needed to develop a marketing plan geared specifically for our assisted living community.
