  Unfortunately, many studies have shown that a large percentage of new businesses fail. Of those, more than half never had any outside guidanceThe business plan must give accurate data as opposed to projecting someone's dreamsThe business plan must convey your objectives and the steps you plan to take to achieve them in a way that convinces others that the goals will succeed.  The plan must paint a picture that the reader can sense to be real and possible.

Sections include the following:

An Executive Summary: The synopsis briefly lays out the parameters of the project.

The Organization: A summary of the history of the organization, the mission statement, the objectives, and information about the project development team

An Overview of the Industry:  This comprises the overall state of the business, such as current trends in licensing, market potential, types of services offered, and perceived current advantages and disadvantages for the owners. 

A Project Description: Encompasses the project phasing overview, the maximum unit capacity by type, an overview of the proposed housing and services options, the project phasing descriptions, and sample building photographs.

Information About the Site: Tells an overview of relevant county and city information, the proposed site location and site description, a locator map, and the project site plan.

Information About the Market: The market area is defined and a demographic study is included.

The Marketing Strategy: Divided according to the types of services and/or housing to be marketed, this gives the project marketing timeline,  the market feasibility and development strategy, the pre-selling during construction strategy, the fill-up strategy after opening, and information about stabilized marketing.

A Competitive Analysis: This report explores the competition in primary market area and highlights the strengths, weaknesses, and current status of each as they relate to you.

Information About Engineering, Zoning and Legal Issues: We will gather all of the details and lay it out in ways most relevant to you.

The Operations Strategy: The section which gives the management organization information, personnel information, the organizational chart, information about outside vendors and national contracts. Copies of relevant licensure, certification, and regulatory overviews are provided.

Financial Proforma: We provide you with Occupancy Projections, Fill Up Proforma, and Key Financial Indicators for Year 1, Year 2, and Year 3-5.  We give you a projection of costs, fill up cash flow and staffing  projections, and budgets for cash flow, capital, and occupancy.
